If you're thinking about selling your home in Las Vegas, I need to tell you something important: there are three mistakes I see sellers make over and over again, and they can cost you tens of thousands of dollars without you even realizing it.

I'm Alison Hammons, a Las Vegas realtor with Realty ONE Group and a 21-year local. I've helped countless homeowners navigate the selling process, and I've watched too many good people leave money on the table simply because they didn't know what to avoid.
The good news? These mistakes are completely avoidable when you know what to look out for.
Selling your home is one of the biggest financial decisions you'll probably ever make. You've built equity here. You've invested time, money, and memories. Whether you're upsizing, downsizing, or making a strategic move, you deserve to walk away feeling confident that you maximized your home's value and had a smooth transaction.
So let's dive into these three mistakes—and more importantly, what you should do instead.

Mistake #1: Overpricing Your Home Right Out of the Gate
I completely understand why this happens. You love your home. You know what you've put into it—the upgrades, the care, the memories. You've seen what your neighbor's house sold for, and you think yours should be worth at least that much, maybe more.
But here's what actually happens when you overprice:
Your home sits on the market. Days turn into weeks. Weeks turn into months. Buyers see it, think it's overpriced, and move on. And the longer your home sits, the more people start to wonder what's wrong with it.
Sometimes overpricing comes from emotional attachment. Sometimes it's based on what you need to walk away with rather than what the market will actually pay. And sometimes—I'll be honest—it's because an agent told you what you wanted to hear instead of what you actually needed to hear.
What You Should Do Instead
Price your home based on data, not emotion.
Work with an agent who will provide you with a comprehensive comparative market analysis. That means looking at what homes similar to yours have actually sold for in the last 30 to 60 days—not what they're sitting and listed for.
We look at days on market, list-to-sale price ratios, and current market conditions. I'll be honest with you about what your home is worth and what we should list it at to generate strong buyer interest right away.
Here's the truth: Homes priced right from the start sell faster and often for more money than homes that sit and eventually get reduced.
The first two weeks your home is on the market are critical. That's when you get the most activity, the most showings, and often the best offers. Don't waste that window by overpricing.
Mistake #2: Listing Your Home Without Properly Preparing It First
This mistake has two parts: the physical condition of your home and your availability for showings. Let me break both down.
Part 1: Physical Preparation
I see sellers list their homes with clutter everywhere, personal items all over the place, needed repairs not done—and then they wonder why they're not getting offers.
Here's the reality: buyers can't see past clutter in a lot of cases. And in today's market, where they're scrolling through dozens of listings online, if your photos don't grab their attention immediately, they're moving on to the next one.
First impressions happen online now. Your listing photos are everything. If your home looks cluttered, outdated, or poorly maintained in photos, buyers won't even schedule a showing.
Part 2: Showing Availability
If you're still living in the home, you need to make it easy for buyers to see it.
I've seen sellers lose out on great offers because they were too restrictive with showing times. They need 24 hours' notice. They're only available on weekends. They won't allow evening showings.
Here's the reality: buyers are busy too. They have jobs, they have schedules, and if they can't see your home when it works for them, they'll go see one of the other 50 homes on the market that are available.
The more accessible your home is for showings, the more buyers will see it. More buyers means more interest. More interest means better offers.
What You Should Do Instead
Before we even list your home, let's walk through it together. I'll tell you what updates or repairs make sense and what doesn't.
Maybe it's just fresh paint, a deep cleaning, and decluttering. Maybe we need to stage a few rooms. Maybe there's a minor repair that'll come up in the inspection anyway—let's just take care of it now.
Here's what I won't do: I won't tell you to renovate your entire kitchen if it's not going to give you a return on investment.
Then we bring in a professional photographer, because your listing photos are everything. Buyers make decisions in seconds based on what they see online.
As for showings—I know it's inconvenient to keep your home show-ready and accommodate last-minute requests. Trust me, I get it. But it's worth it. We want to make it as easy as possible for motivated buyers to walk through that door.
Bottom line: A well-prepared home that's easily accessible sells faster and for more money.
Mistake #3: Choosing the Wrong Agent
Maybe you hire someone who just got their license. Maybe you work with someone who promises you the highest listing price even though it's not realistic. Maybe you end up with an agent who doesn't communicate well, doesn't have a solid marketing plan, and basically just puts a sign in your yard and hopes for the best.
Choosing the wrong agent can cost you time, money, and peace of mind.
What You Should Do Instead
Interview agents and ask the right questions. Here are some good ones:
- What's your average days on market compared to the area average?
- What's your list-to-sale price ratio? In other words, how close to asking price do your listings actually sell for?
- What's your marketing strategy? (And by the way, "I'll put it on the MLS" is not a strategy.)
- How do you communicate with clients, and how often will I hear from you?
- Can you provide references from recent sellers?
You want an agent who is strategic, proactive, and communicative. Someone who knows the Las Vegas market, understands pricing strategies, and knows how to navigate challenges when they come up.
You want someone who's going to treat your home sale like the major financial decision it is—not just another listing.
I've been a Las Vegas local for 21 years. My business is built on referrals, five-star reviews, and results. I keep my clients informed every step of the way because I know how much this matters to you.
Let's Recap
Mistake #1: Overpricing your home. Price it right from the start based on data, not emotion.
Mistake #2: Not preparing your home properly. That includes both the physical preparation and making it easily available for showings.
Mistake #3: Choosing the wrong agent. Work with someone strategic, experienced, and communicative.
