Why Now Might Be the Perfect Time to Buy a Home in Las Vegas

By Allison Hammons - October 29, 2025

Lower mortgage rates and renewed buyer activity are creating fresh opportunities for today’s homebuyers.

When it comes to buying a home, timing can make all the difference—and right now, the signs are looking more positive than they’ve been in quite some time. Recent data from the Mortgage Bankers Association (MBA) shows a big jump in mortgage applications, both for refinancing and for new home purchases, signaling a potential turning point for the housing market.

Mortgage rates are trending lower

According to the Mortgage Bankers Association (MBA), refinance applications have doubled—up 111% from this time last year, while purchase applications are up about 20% year-over-year. That shift tells us that buyers are paying close attention to today’s improving mortgage rates.

The average 30-year fixed mortgage rate recently landed around 6.19%, while 15-year fixed rates hovered near 5.44%—a noticeable improvement compared to last fall. Lower rates can translate into more affordable monthly payments and increased purchasing power, giving homebuyers greater flexibility in their search.

The housing market is stabilizing

While the days of wild bidding wars are mostly behind us, buyer demand is beginning to rise again as affordability improves. The Mortgage Bankers Association (MBA) predicts continued “modestly positive” home sales through the remainder of the year.

That means if you’ve been waiting for the market to cool or for rates to dip, this could be the sweet spot. Homes are still selling, but buyers now have more breathing room to negotiate, inspect, and make smart choices without the intense competition we saw in 2021 and 2022.

Why this matters for Las Vegas buyers

Here in Las Vegas, we’ve seen steady growth and strong demand over the years, but also more balance recently. Inventory levels have improved, price growth has slowed, and the average home is staying on the market longer than it did during the pandemic surge.

For buyers, that combination—better rates, more choices, and less competition—is rare. Whether you’re a first-time buyer, upsizing for your family, or downsizing for a simpler lifestyle, now could be the right time to move forward with confidence.

How to prepare to buy

  • Get pre-approved early. A strong pre-approval gives you an edge when you find the right home.

  • Know your budget. Lower rates might stretch your buying power further than expected.

  • Work with a local real estate agent. Understanding neighborhood trends, school zones, and appreciation potential can help you make the best long-term decision.

  • Don’t wait for the “perfect” rate. Even small fluctuations can change quickly—so it’s best to focus on what fits your family and financial goals today.

If you’ve been thinking about buying a home in Las Vegas or the surrounding areas, this could be your window of opportunity. Let’s talk about what’s happening in your price range and how you can take advantage of these shifting market conditions before the next rate cycle begins.
